Thank you for your recent inquiry for Streetwise Property Management Inc. Please find attached the in formation that will help you make an informed decision about contracting our company to manage your real estate investment.

THE LEASING FEE

The management fee is 10% of the rent. If the property is vacant, there is a leasing fee of $695 and this fee is charged each time the property becomes vacant. The leasing fee covers taking pictures of the property, advertising online, showing the property as many times as needed to get the right tenant, credit checks, previous landlord checks, employment checks, and move-in/move out inspection.

If the current tenant wants to sign a lease for another year, we charge a lease renewal fee of $395. This includes doing another comparative market analysis to see if the rent can be increased, inspecting the property, and preparing the new lease.

WHAT WE DO

Streetwise takes care of the day-to-day management of your property and has preferred commercial pricing on appliances and competitive rates on trades.  At approximately the three-month mark, a walk thru inspection is scheduled to make sure the property is being properly cared for. Random inspections are done throughout the year as required by repairs or checking up on a tenant.

Near the end of the rental term, another inspection is performed, and the owner is contacted to see if they want to continue renting their property. The tenant is consulted. A comparative market analysis is performed to see if the rent can be increased, the property is inspected to make sure it is properly maintained, and the contract for the new term is prepared.

TENANT

Streetwise requires a security deposit from the tenant equivalent to one month’s rent along with a copy of their current tenant insurance certificate.  

If at any time during the rental agreement the tenant does not fulfil his obligations, Streetwise will contact the Owner to determine the next steps to remedy the situation up to and including eviction, and/or legal action.

NON-RESIDENT TAXES

Please note that owners who are not living in Canada will usually have to file non-resident taxes. Streetwise can be your agent in Canada and submit the NR-6 and NR-4 forms on your behalf along with the monthly remittance to Canada Revenue Agency. We charge $300 for this service.
